Hot water tanks will last 8-12 years while tankless heaters can last up to 20 years with normal use and annual maintenance.
Tank water heaters hold a tank of hot water ready for use. Once that hot water tank is emptied, you’ll need to wait for another tank of water to be heated. Hot water tanks take up space, but they have more water available at once. Larger families might prefer a tank water heater if they’re having more than once shower or running multiple appliances.
Tankless units heat water on demand. They cost less money on utility bills as there is no tank of hot water constantly being kept hot. They take up less space, so they’re great for smaller homes or homes with no basement. They might not be able to keep up with a lot of hot water use at once, so are best for one or two-person households.
If your water heater is over 10 years old and keeps breaking down, it’s probably time to replace it. Other signs that it might be time for a new one include discoloured or rusty hot water coming out of your taps, leaks from your hot water tank, odd noises, a suddenly high utility bill, or if it isn’t producing hot water.

Common Water Heater Issues
If you’ve noticed a leak from your water heater, check to see where the leak is coming from. A leak from the top area of your heater may just be a problem with the valve, which should be an easy repair. A leak from the water heater base is more serious. Call a professional to inspect your water heater and give you a diagnosis.
If you’re getting lukewarm water, it may be the thermostat setting is too low. If you have a gas heater, a thermocouple may need replacing, or the pilot light could be out. An electric water heater may not be getting power.
Your thermostat setting is likely too high. 49 degrees Celsius is the optimal setting for most homes.
Smelly water is a telltale sign something is wrong. If you’re getting a garlicky odour, relight your water heater’s pilot light. A garbage smell means you should have a plumber flush your water tank (and possibly replace the anode rod). A rotten eggs smell could be a gas leak. Turn your gas off, get everyone out of your home, and call your gas company.
If you’re only getting rusty water when you turn your hot water on, then either your anode rod or your water heater interior is starting to rust. Have it inspected by a professional. It might be time for a new water heater. If you’re getting rusty water when you turn on your cold water taps, the issue is something else in your plumbing.
